When you purchase a home, you receive a document most often called a deed, which shows the seller transferred their legal ownership, or title, to the home to you. ![]() Seller has received no written notice of any public improvements in the nature of off-site improvements, or otherwise, which have been ordered to be made and/or which have not heretofore been assessed, and, to Seller's knowledge, there are no special or general assessments currently affecting or pending against the Property, except as set forth in the Title Binder. Title service fees are part of the closing costs you pay when getting a mortgage. Upon Seller's request, Buyer shall immediately provide, or cause to be provided, to Seller in electronic form true, correct and complete copies of the Title Binder or Title Opinion, as applicable, and all documents of record referenced therein.īuyer shall have five (5) days from the date of Xxxxx's receipt of the Title Binder or Title Opinion to examine title and raise any objections which, if valid, would make title to the Property uninsurable. Prior to Closing, BUYER may request updates of the Title Binder from time to time (the “Title Updates”).īuyer shall promptly deliver to the Buyer a copy of the Title Binder, together with a notice of any items disclosed on the Title Binder which is not a Permitted Exception (a "Title Objection"). ![]()
